If you have considered buying a house, the first step you need to take is knowing if owning a home instead of renting one is the right decision for you.
Advantages to renting can be:
1. More fixed costs for the term of the lease.
2. No loss in equity. (however, no gain either)
3. When the lease is up, you can just move.
4. Generally less work and expense for maintenance.
5. Smaller amount of "up-front" cash. (security deposit)
Disadvantages in renting can be:
1. Once your rental lease is terminated, there is no return other than your initial security deposit.
2. No matter what happens with the value of the home, you will never gain equity.
3. Limited ability to personalize and/or upgrade your home.
4. No tax advantage to renting. Your landlord gets any and all tax breaks that are available.
